By accessing or using the Top Furniture Factory website, requesting a quote or placing an order, you agree to be bound by these Terms & Conditions and all applicable laws and regulations of the United Arab Emirates. If you do not agree with any part of these terms, please do not use our services.

All quotes provided through our website are valid for the period stated in the quote or, if no period is stated, for 30 calendar days. An order is only confirmed once a written purchase order or signed quotation acceptance has been received and acknowledged by Top Furniture Factory.

Prices are quoted in AED unless otherwise agreed in writing and exclude VAT, delivery and installation unless expressly stated. Payment terms are set out in the invoice or project agreement. We reserve the right to suspend production, delivery or installation if payment is not received in accordance with the agreed schedule. Title in the goods remains with Top Furniture Factory until payment has been received in full.

Many of our products are made to order. Once production has begun, bespoke items cannot be cancelled or returned except as provided in our Cancellation Policy or where the goods are defective or not in accordance with the agreed specification.

All content on this website, including images, drawings, designs and text, is the property of Top Furniture Factory or its licensors and is protected by copyright and other intellectual property laws. It may not be copied, reproduced or distributed without prior written permission.

To the fullest extent permitted by law, Top Furniture Factory shall not be liable for any indirect, incidental, special or consequential damages arising out of or in connection with the use of our website or the purchase of our products.

These Terms & Conditions are governed by and construed in accordance with the laws of the United Arab Emirates. Any dispute arising under these terms shall be subject to the exclusive jurisdiction of the courts of Dubai.

Unless otherwise agreed in writing, project and bespoke orders follow a 50/50 payment schedule: 50% is payable as an advance payment before production begins, and the remaining 50% is payable upon delivery or, where agreed, prior to installation. Standard shop items are paid in full at the time of purchase through the online checkout.

All prices are quoted and payable in AED unless otherwise agreed in writing. Prices are exclusive of VAT, which will be added at the applicable UAE rate. Any bank charges, transfer fees or currency conversion costs are the responsibility of the payer.

We accept bank transfer to our company account and card payments through the secure checkout on this website for shop orders. Project and bespoke orders are invoiced directly; payment details are stated on each invoice. Please include your order or project reference with every transfer.

Production, delivery and installation schedules are confirmed only once the corresponding payment has been received. Where a payment becomes overdue, we reserve the right to pause work, withhold delivery of finished goods and charge late-payment interest on the outstanding amount.

Advance payments secure production capacity, material allocation and your place in our production schedule. Title in the goods remains with Top Furniture Factory until payment has been received in full, including on staged deliveries for multi-phase projects.

A formal invoice or receipt is issued for every payment. If you require a stamped invoice, tax invoice or payment confirmation for your accounts team, contact us at info@topfurniture.ae and we will provide it within two working days.

Because bespoke joinery, custom furniture and made-to-measure FF&E are produced specifically for your project, these items cannot be returned or refunded once production has commenced unless they are defective or do not match the approved specification.

For non-custom products purchased through our online shop, you may request a return within 14 days of delivery provided the item is unused, in its original packaging and in resalable condition. Return shipping costs are the responsibility of the customer unless the item was delivered damaged or incorrect.

If your order arrives damaged, defective or not in accordance with the agreed specification, please notify us within 48 hours of delivery with photographs and a description of the issue. We will arrange inspection and, where appropriate, repair, replacement or refund.

Approved refunds will be issued to the original payment method within 14 working days of return acceptance. Processing times may vary depending on your payment provider.

Standard shop orders may be cancelled free of charge before dispatch. Once an order has been shipped, it cannot be cancelled and must be processed as a return under our Returns & Refund Policy.

Bespoke joinery, custom furniture and interior fit-out projects require significant planning and material allocation. Cancellations must be submitted in writing. Any costs already incurred for design, materials or production may be non-refundable depending on the project stage at cancellation.

Where a confirmed order is cancelled, the following applies unless otherwise agreed in writing: cancellation before material procurement — refund of amounts paid less design and administration fees; cancellation after material procurement — amounts paid are retained to cover materials and allocated production capacity; cancellation after production begins — additional stage-based costs may be invoiced.

Neither party shall be liable for failure or delay in performance due to causes beyond its reasonable control, including but not limited to acts of God, government restrictions, supply chain disruptions or labour shortages. In such cases we will work with you to reschedule or find a fair resolution.
